Excepting only salespersons renewing for the first time, all licensees with expiration dates after 2015 and licensees renewing late after 2015 must take instruction in required topics designated as “Management and Supervision” (M&S).  This requirement was signed into law July 2015.

Instruction in the M&S topics may be obtained in of two ways:  (1) As a stand-along three-hour M&S course  OR  (2) As part of an eight-hour survey course (which we do not provide).  However, brokers renewing for the first time must take the full three-hour M&S course.

Our M&S course addresses all required topics:

• Policies and systems for reviewing, inspecting, and managing offices.
• Duty to supervise (Commissioner’s Regulation (CR) 2475).
• Retention of transaction documents.
• Maintenance of documents under Business and Professions Code (BPC) §10148, CR 2729, and CR 2729.5.
• Adminstration of trust funds according to BPC §10145 and CRs 2830 through 2836.
• Disclosures required when advertising pursuant to BPC §§10140.6, 10159.5, 10235, 10235.5 and 10236.4.
• Federal and state laws relating to the prohibition of illegal discrimination.
• Reporting of licensed activities from salespersons.
• Appointment and responsibilities of branch managers pursuant to BPC §10164.
• Supervision of “teams” pursuant to BPC §10159.7.
• Responsibilities when supervising restricted licensees.
